Manchester has a flat roof behind almost every terrace. The two-up two-downs of Levenshulme, Longsight and Gorton carry them on their back kitchens and outriggers, the Edwardian semis of Chorlton and Didsbury have them on rear extensions and loft dormers, and the post-war estates in Wythenshawe and Burnage have them on porches, garages and side extensions.

Most of them were covered in felt decades ago and patched since, sometimes with a new layer laid straight over the old one. Once water gets between the layers the deck goes soft, the roof starts to hold puddles, and the leak turns up on a ceiling some way from where it gets in. We strip it back, put the deck and the fall right, and lay one system properly.

Flat roofs across Manchester, district by district

Terraced streets: Levenshulme, Longsight, Gorton and Moston

Victorian and Edwardian terraces with a single-storey back kitchen or a two-storey outrigger. The flat or shallow roof sits under a back bedroom window and against the party wall, so the upstands and the joint to the next-door roof are where it leaks. Access is through the house or down the back entry, and we plan the strip-out around it.

Edwardian and inter-war semis: Chorlton, Didsbury, Withington and Fallowfield

Big rear extensions, bay tops and loft conversions with flat-roofed dormers. Dormer cheeks and the flat top meet at an upstand that has to be dressed properly, and rooflights over kitchen extensions need proper kerbs, or the water gets in around the frame.

Post-war estates: Wythenshawe, Burnage and Newton Heath

Flat-roofed porches, garages, side extensions and the occasional whole flat-roofed block. Many are still on early felt over chipboard that swells as soon as it gets wet, which is why these roofs sag and pond after every storm.

City centre and Ancoats

Converted mills, mews houses and newer town houses with roof terraces, balconies and flat roofs over garages and bin stores. GRP gives a hard, walkable finish for terraces and balconies, and EPDM suits big simple roofs.

Local pages: roofers in Chorlton, roofers in Didsbury, roofers in Withington, roofers in Wythenshawe, roofers in Salford and every area we cover.

Why flat roofs fail early in Manchester

Manchester's weather is the problem: rain most weeks of the year, then frost getting into anything that is already wet. A flat roof with too little fall holds water for days, the felt blisters and splits, and the cold opens every crack a little wider each winter. Moss and leaves block the outlets on terraces under tall trees, and the water backs up behind the upstands.

The signs to look for: puddles still there two days after rain, blisters or splits in the felt, gaps at the edge trims, moss in the low spots, and a soft or springy feel when the roof is walked on. Inside, a stain on the ceiling of the back kitchen or damp down the wall under the upstand means the water is already in the deck.

GRP, EPDM or felt for a Manchester flat roof

  • GRP fibreglass. Laid in place and finished with a tough topcoat for a hard, seamless finish. Our choice for roofs that get walked on, balconies, terraces and roofs with rooflights and awkward corners.
  • EPDM rubber. One sheet of rubber with no joints across the roof. Neat and quick on simple shapes such as garages and single-storey extensions, and laid without a flame.
  • Torch-on felt. Modern felt in layers with a mineral cap sheet. A good-value choice for garages and back kitchens, and easy to repair later.
  • Warm roof insulation. Insulation and waterproofing together on top of the deck, for a flat roof that keeps the room below warmer. Worth it on kitchen extensions and dormer bedrooms.

Access, parking and permits in Manchester

Most terraced streets have no rear vehicle access, so the old roof comes out and the new materials go in down the back entry or through the house. We protect the floors and clear the waste the same day.

A skip or scaffold on the road or pavement needs a licence from the council: Manchester City Council for most M postcodes, Salford, Trafford or Stockport councils outside the city. Parts of the city centre, Ancoats, Fallowfield and Withington have residents' parking zones. We look at the street when we survey the roof and tell you in the quote if your job needs either.

Replacing a flat roof like for like does not usually need planning permission. Raising it, changing its shape or adding a roof terrace or balcony can, and so can work in a conservation area or on a listed building. If yours falls into one of those, we tell you before you commit.

What flat roofing in Manchester costs

Every flat roof is priced after we have seen it, because the same size roof can cost very different amounts. What moves the price: the size and height of the roof, whether the deck and joists need replacing, the system you choose, rooflights and upstands, how the waste gets out and whether scaffold is needed.

You get the work and the price in writing, with photos of what we found, before anything starts. The price you are quoted is the price you pay.

New roof in four days, start to finish

From 1st intial phone call to job being completed- 4 days. 1st day- Hughie came within hour after a very stressfull call to look at problem, take photos and discuss options with a genuine understanding of what needed to be done. 2nd day-Hughie came back to take drone footage which turned out to be worse for us both which im thankfull for as no one can deny photo evidence, discussed new plan of action then for the scaffolding to be erected. 3rd day- whole roof off, new roof on, all the while photos/drone footage took of whole process, communication through out, materials shown with indepth of why/where and what used for and where possible they like you to observe so no corners are cut and to prove their proud of their work. Cleaned up afterwards and inside gutters cleaned. 4th day-scaffolding down. Can not thank Hughie enough. Such a genuine company...observed his brother on another roof job through video call...another brother distrubuting flyers and even his dad in person checking in. NO PUSHY SALE TACTICS...NO LIES ( to many photos)...with NO BS!!!!!! Will 1000000000% be using this company again for other jobs and will be shouting their company name from the roof tops. Just so thankfull ive found a genuine honest company in Hughie xx

Before you book

Straight answers about your roof

Do you fit flat roofs on terraced houses in Manchester with no rear access?
Yes. The job goes down the back entry or through the house, with the floors protected and the waste cleared the same day.
Will I need planning permission for a new flat roof in Manchester?
Not usually for a like-for-like replacement. Raising the roof, changing its shape, adding a terrace or balcony, or working in a conservation area can need permission, and we tell you at the survey.
Which is best for a Manchester flat roof: GRP, EPDM or felt?
GRP for roofs that get walked on and roofs with rooflights, EPDM for big simple shapes, felt for good-value garages and back kitchens. We recommend one after seeing the roof and put the reason in your quote.
How long does a new flat roof take?
A small straightforward flat roof can take a day. A larger extension, or a roof that needs a new deck, takes several days.
Can you repair my flat roof instead of replacing it?
Often, yes, if the deck is sound. We check it first, show you photos and tell you straight whether a repair will last.
